Leak Investigation Terms and Conditions

It should be noted that roof maintenance and repair is not as defined (black and white) as it may appear.  Many variables contribute to the watertight integrity of a facility and often identifying / repairing a leak is a process of elimination.  This is a fact.  Therefore our clients must be prepared to potentially deal with and pay for multiple trips for a leak in the same area.

Clients must also be prepared to pay for the investigation time when a leak problem has been determined to be non-roof related.  Non-roof related leak items include, but are not limited to, plumbing, mechanical and structural components. 

It should be clearly understood that when our company is asked to investigate, diagnose and repair a leak situation, we will send competent personnel in a prompt and professional manner.  When rooftop inadequacies are identified, our personnel will make repairs in the most cost-effective manner following recommended application procedures.  We WILL NOT assume the liability for the watertight integrity of the facility. If, following our repairs, leak problems persist in the same area, we will:

  • Respond in the same professional manner in which we handled the the initial call.

  • Ensure that our initial repairs are performing properly and, if found to be faulty within one year of the substantial completion date for that particular scope of work or repair, repair at no additional cost to your company.

If the leak is not a result of, or reoccurring due to improper workmanship on our part, we will:

  • Further investigate the affected area looking for additional inadequacies.

  • Diagnose and repair any identified inadequacies in the most cost effective manner following recommended application procedures.

  • Issue a work order based on invoice for labor, materials, tools, equipment and supervision as was necessary to make the required repairs.

Roof leak investigations and repairs are performed on a work order basis utilizing our standard service rate of $55.00 per man per hour. Typically, a service crew will consist of a two (2) man team.  Materials are billed at cost plus 10% overhead and 10% profit.  (The base material charge is $50.00.)  Actual invoicing is based on work order documentation verified and signed by the on-site contact.  All service calls that have already been resolved and not cancelled with our office before the service men arrive are subject to a minimum service charge of $250.00.
